The Texas Commission on Environmental Quality and a number of local regulatory bodies require regular inspections of post construction Best Management Practices (BMP’s) to ensure that these structures are functioning as intended. Failure to inspect these BMP’s and conduct proper maintenance can lead to extensive repair costs, nuisance complaints, and potentially fines.
Our pre-purchase inspection service is a detailed assessment of a developed or partially developed site for compliance issues that could be transferred to a new owner after completing the purchase. An inspection conducted by one of our CPESC professionals will review the site plans, overall condition of the site, as well as all temporary and permanent BMP’s. Poorly maintained or failing BMP’s that haven’t been properly maintained, such as water quality ponds and drainage swales can cost tens of thousands of dollars to get into compliance and failing to discover these issues prior to the completion of the purchase can leave developers out of pocket for these repairs.
